Not being estate agents (which means no competition with them) and representing serious buyers, gives us the possibility to obtain much more information from local agents at initial inquiry than single buyers who contact them personally.
Basic Report. Once the filter action is completed, we come to you with a summary brief of properties which match most of your needs. You will be asked to give an overall comment and impression about these proposals and select some to be given priority of a deeper investigation.
Deep Report. We then personally visit the properties of your short-list and fully report to you about the house condition (condition, furniture, equipment, installations, garden, pool, local area, environment, access, neighbours, etc. We also include pictures taken by us, house and estate plans and any other documents considered useful at this preliminary step.
Visits. Once you have received all the information you will then have the possibility to evaluate when it is time to take a flight and have a look in person.
Negotiation. A good negotiation and a deep survey of the legal and technical issues is the “most critical play of the game”. Doing a good job at this point will make the contract process smoother than ever. Our lawyer and surveyor will undertake preliminary “Due Diligence” to uncover any problems that may arise later in the purchase process.
Contracts. We provide all the general assistance for the contract. In addition, our lawyer is available for further assistance such as drawing up documents before a notary, power of attorneys et cetera.
