What happens if two clients have the same brief?

We have a policy of never working for more than one client with the same brief. This exclusive arrangement gives our clients added reassurance that we are acting solely on their behalf.

Do you sell property as well as buy?

We are not estate agents and do not sell property. We only take care of our purchasers’ interests and don’t offer any service to sellers.

Do you only source property from estate agents?

We have strong relationships with most selling agents, both local and national, but our team also has long-established regional contacts who provide access to properties not on the open market.

What are your fees?

We charge a nominal initial registration fee, which is simply to confirm your serious intention to purchase a property. We then normally charge a success fee paid at the preliminary purchase contract.

What type of properties do you search for on behalf of your clients?

We search for anything from classic country houses, farm estates, ruins, vineyards, villas, historical buildings and castles. In terms of value, we usually start at around 1 million euro.

How long does the whole process take?

We would hope to have found the right property and completed the purchase within 6 months, but a lot will depend on the specific 'wish list' of the client.

Are you estate agents?

No. Estate agents work for the seller to achieve the highest price for their client. Tuscany Property Advisors works for the buyer only and is trying to get the right property for the lowest possible price.

So are you in competition with estate agents?

No. Competition implies that we are fighting for the same fee. Estate agents consider us as a tool for their business and know that we represent the best buyers and give us advance notice of properties that are coming onto the market.

Where do you operate?

Tuscany, particularly focused on the province of Siena and Florence. Due to its proximity, we also cover the Umbria market.

Aren't I looking for what everyone else is looking for?

No. There is inevitably some overlap but, given the size of the market and clients' hugely varied needs, conflicts are, surprisingly, rarely a problem.

How many clients do you look after?

We look after a maximum of eight clients at one time.

I do not know specifically where I wish to buy; is this a problem?

While some buyers are very specific, many are looking across a wide area. An estate agent would force you to buy a house where he is located. We select houses for their quality and not for location, if it is not specified.
